a) Building Permit fees shall be as follows:

(i) Residential - New, Additions or Extensive Renovations
.35 per square foot (plumbing permit included)

(ii) Residential - Accessory Buildings
.30 per square foot

(iii) Commercial/Industrial/Institutional - New, Additions or Extensive Renovations
.40 per square foot

(iv) Commercial/Industrial/Institutional - Accessory Buildings/Decks
.30 per square foot

(v) Agricultural - New Construction, Additions or Extensive Renovations
.12 per square foot

(vi) Agricultural - Accessory Buildings - Storage Containers (Silos)
.10 per square foot

All above categories shall have a minimum building permit fee of $100.00

(vii) Agricultural - Dry Storage Containers (Grain Silos) - $50.00

(viii) Installation of Solid Fuel Burning Appliance - $50.00

(ix) Demolition Permits - $30.00

600 square foot or less

Plus $2.00 for each additional 100 square feet

(x) Additional Inspection - $30.00

(xi) Occupancy Permit or Final Inspection after Permit Has Been Revoked - $50.00

(xii) Change Of Use - $150.00

(xiii) Pool Permit - $30.00

(xiv) Transfer of Permit - $30.00

(xv) Deferral of Revocation of Permit - $30.00

(xvi) Transmitter towers & equipment, Tele-communication towers & $6.00 per thousand equipment, Pumping stations, Hydro sub stations of construction value

(xvii) New Property Identification Sign and Post for 911Purposes - $25.00

(xviii) Residential patio decks less than 400 sq. ft. - $50.00

b) Plumbing Permit fees - shall be as follows:

i) Basic Plumbing Fee - $30.00 plus $4.00 per fixture
fixture includes: water closets, bathtubs, shower stalls, washbasin, kitchen sinks, slop sinks, urinals, automatic washers, laundry tubs, drinking fountains, floor drains, roof hoppers and rain water leaders

(ii) Repair or alteration of plumbing system - $30.00

(iii) Additional Inspection - $30.00

c) Refunds - Withdrawal of Application or Abandoned Application

90% - No Review

50% - Plans Reviewed & Permit Issued

Permit refunds of less than $30.00 shall not be issued

Reviewed Permits - No Refund

Surcharge : 20% surcharge applies to all of the above fees if permit application is received after work has begun

BUILDING PERMIT GUIDE

Building permits must be obtained before you start work on a new house, or an addition, or any alterations to an existing house which are significant in nature. Permits are geared to those projects where health & safety matters are involved and exist to protect you. Other homeowners, building occupants, future owners and the community.

WHY DO YOU NEED A BUILDING PERMIT?

Building permits allow a municipality to protect the interests of both individuals and the community as a whole. By reviewing and approving plans before any work is done, the municipality can ensure that buildings comply with:

• The Ontario Building Code, which sets standards for design and materials
• The local zoning by-law and its controls on buildings and uses that are suitable to the area
• Other health and safety regulations

WHEN DO I NEED A PERMIT?

• Any new building over 108 ft² (10m²) including moving old buildings to new locations. Even if the building is less than 108 ft² (10m²) you must still verify that it meets the zoning and setbacks of the property.
• Any new building that has any plumbing in it, no matter what size.
• Any addition to any building including a new basement under an existing building and porches or decks.
• Any extensive renovations that would include structural alterations.
• Altering or adding any plumbing.
• Installation of a wood stove, fireplace, wood furnace, pellet stove or chimney.
• Partitioning and finishing a basement, including a new basement entrance.
• Demolishing of any building.
• Installation or relocation of a swimming pool.
• All sewage systems.

HOW DO I GET A PERMIT

• Prepare drawings which accurately and to scale describe the construction you propose. Standard technical details are available at your local municipal offices to assist in the preparation of your plans. It is usually advisable to verify with your local municipal offices that your proposed site plan will meet local zoning standards before you prepare the complete plans.

• Contact your municipal office, and complete a building permit application and pertinent forms.

• Provide the required number of copies (usually 2) of the construction drawings, including a site plan.

• Pay the permit fee.

WHEN WILL I GET THE PERMIT?

Once we have received your application we will review it and contact you if there is any errors or information missing. When we have all the information, we will review your plans for compliance to the Ontario Building Code, Zoning By-Law and any other applicable laws. If there is any reason why your project cannot proceed as you had planned we will contact you to discuss it. Hopefully there will not be any major issues and we will issue the permit and contact you that it is ready to be picked up or mailed to you.

WHAT DO I HAVE TO DO AFTER I GET THE PERMIT?

Review your approved permit drawings before you start work, and keep them on the project site. The permit must be posted in a conspicuous place on your property prior to starting work. You can commence construction any time after obtaining the permit and your permit will remain valid for a minimum of six months. Local utilities such as hydro, gas and telephone operate independently from your municipality and should be contacted regarding their specific approval and inspection requirements. All utilities must be contacted prior to commencing any excavation to determine the location of any nearby underground services.

Inspection requirements are noted on your building permit itself and must be arranged by calling the municipal building inspection office at least two (2) business days in advance of each stage of construction. In general inspections are required before you cover something up that we will not be able to see later. The following is a more complete list of all the inspections that you may require, depending on your project.

• Foundation - usually done just prior to backfilling so that damp proofing, drainage and any other components are visible.
• Sewage system site inspection - This is done once the test holes are prepared and prior to approval of the design received on your application. The installer should be present for this inspection.
• Completion of sewage system - this is done before the system is covered and again the installer should be present.
• Framing - This is done before any insulation is placed that would obscure the view of any framing. All wiring, duct work, plumbing and other services should also be installed for this inspection since their installation often requires altering the framing. Engineer approved roof truss and floor system drawings must be on site for this inspection.
• Plumbing rough in- This inspection is often done at the same time as the framing but keep in mind that any under slab plumbing must also be inspected before covered. Also the drainage and venting system must either be air or water tested during this inspection unless a licensed plumber provides written confirmation that such a test has been successfully performed.
• Insulation and vapour barrier - should be done just prior to installing any interior wall and ceiling finishes, like drywall.
• Final - this, quite obviously, is done when the project is completed. For this inspection you must have an approved sewage system, the well compliance form and a copy of your final electrical inspection.
