Comprehensive Zoning By-law

NOTICE OF THE PASSING OF A COMPREHENSIVE ZONING BY-LAW BY THE CORPORATION OF THE TOWNSHIP OF WHITEWATER REGION

Take Notice that the Council of the Corporation of the Township of Whitewater Region passed By-law No. 24-01-1655 on the 17th day of January, 2024 under Section 34 of the Planning Act, as amended.

Only individuals, corporations and public bodies may appeal a by-law to the Ontario Land Tribunal. A notice of appeal may not be filed by an unincorporated association or group. However, a notice of appeal may be filed in the name of an individual who is a member of the association or the group on its behalf.

No person or public body shall be added as a party to the hearing of the appeal unless, before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the council or, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.

Notice of Appeal, setting out the objection to the zoning by-law and the reasons in support of the objection, accompanied by the prescribed fees, must be filed with the Clerk of the Corporation of the Township of Whitewater Region no later than the 13th day of February, 2024.

Purpose and Effects of By-Law

The new Comprehensive Zoning By-law document will apply to all lands within the Township of Whitewater Region. As such, no Key Map has been provided.

The Township’s Zoning By-law regulates how land may be used, where buildings and structures can be located, lot sizes, setback requirements, building heights and parking requirements. In addition to the new text document, the By-law includes Zoning Schedules (maps) that identify zones across the municipality.

The written and oral submissions made prior to and at the public meetings (July 5th and October 18th, 2023) were considered by Council in the making of the decision relating to these amendments.
